Welcome to our spectacular 4 bed/3 bath Flordian villa situated on a sensational, stunning 18 hole Golf and Country Club with a heated pool and games room.

Location
Our villa is situated on Southern Dunes Golf and Country Club on Highway 27, 5 minutes from Interstate 4. From our villa, a short walk will take you to the clubhouse which has a bar and a first class restaurant which serves very good meals.

The clubhouse overlooks the magnificent golf course which you can view whilst enjoying your meal or drink.

Southern Dunes is a gated community for safety and security for all residents and holiday makers and has besides the golf course; a tennis court, fitness center, children's play area and community pools are situated on the development for use by all residents and guests.

Villa: The Inside!

On holiday all members of a family need their own space to relax and chill out or to interact with other members of your group. Having 4 bedrooms and 3 bathrooms our villa is ideal for a large family or 2 familys to share. Our villa has 3 main social areas, unlike some 4 bed villas that lack living space.

We have a frontlounge with 2 sofas and the formal dining area, this is an area to relax, read and have a quiet moment. Walking through a high arch leads to the rear lounge and kitchen area with the breakfast nook. This area has 2 sofas with a large television and DVD player to watch the local channels or one of the DVD's in the villa. The villa also boasts Wi-Fi internet access.

Living Rooms:
There are 2 living rooms.

One is situated at the front of the villa as you enter the villa going through the foyer. This has a queen sleeper sofa.

The other living room is at the rear of the villa and includes 2 sofas, occasional tables and the TV and DVD player.

As with all American Homes open plan is the norm and having two living areas divided by the arched opening is a good layout. The kitchen area has all you could need to prepare snacks to main meal, although most people will eat out or order a take away due to the low cost of meals out...and after all you are on holiday. If you do decide to cook we have a large oven with rings and a microwave above. An american style fridge freezer is located in the area with an ice making machine. Also in this area is the dish washer and other utensils if required.

Dining Room:
The dining room is situated next to the living room at the front of the villa. The table has seating for eight people

Kitchen:
In the kitchen there is a fridge/freezer which includes ice maker. Also a cooker and a microwave oven is there for your cooking use. The kitchen will be fully equipped with all the utensils, cutlery and crockery that you will require throughout your stay.

There is also a Filter Coffee maker and Blender. A CD player will also be in the kitchen area. In this are also is a table with 4 chairs for breakfast and light snacks.

Air Conditioning:
The villa is fully air conditioned for your comfort

Bedrooms and Bathrooms:
When looking at Bedrooms the one thing you always look for is a comfortable bed to have an undisturbed sleep, that is why we have the best beds and mattresses available. You may have stayed in other villas with cheap mattresses and regretted it, you will not be dissapointed with our beds!

The master bedroom has an en-suite bathroom with large walk in shower, corner bath, separate toilet and closet.

Bedroom 2 has an en-suite bath with shower and toilet

Bedrooms 3 and 4 share a separate bathroom with toilet, and shower over bath. Both bedrooms also have fitted wardrobes with plenty of hangers.

All beds are upgraded to the best mattresses available for that well earned good nights sleep.

All bedrooms have wardrobes and chairs for your use.

All bathrooms have towels and toiletries supplied

Games Room:
Another area for relaxing and enjoying yourself is the Games Room. Unlike some villas we have a FULL SIZE pool table, we also have an electronic darts board so you do not even have to add up the score.

Also we have an Air Hockey Machine and finally the must for all children and some grown ups, a Playstation console with Games.

In the corner of the games room there is a washing machine and tumble dryer available for you to use if you wish.

In the games room also there is a

a bar,
chairs and board games.

Over the pool table is a light and fan

Pool Deck:
Our villa faces Southwest and therefor enjoys lovely sunny days and evenings. This is especially important in the winter months when some villas have very little or no sun.

Our fully screened pool deck is extended and and has the child safety barrier as required by Florida law, which can be rolled back if required. We also have a covered area to give shade during the day. We have sun loungers, side tables, table and chairs for your enjoyment on the pool deck.

On the outside of the screen we have planted a shrub hedge for extra privacy although we are in a quiet area. Our pool is heated by Solar Heat so the pool is always warm and in the winter we have a heat pump to maintain a comfortable water temperature using the thermal blanket.

Plastic drinking items are available for use around the pool.

Please note that in line with insurance requirements this villa is non smoking.

General Items and Booking Rates

The villa is available all year round and is bookable from any day in the week. The rates quoted are for 2 week stays, shorter stays may incur an additional cleaning cost as this is based on 2 week rental. We will advise at time of booking.
If you require time to organize holidays at work or flights we will take a provisional booking and hold this for 5 days while you make arrangements.
On confirmation of booking a deposit of £200 is required together with details of the party records and American agents.
10 weeks from departure the balance is due together with a security deposit of £200 which is lodged with our agents and is repayable on satisfactory completion of the rental period. This is common practice for rentals in the USA
Details of access to the villa and other relevant items will be sent to you seven days before departure as our security codes on the villa are changed regularly by our agents.

General Information

Attractions:
A short drive will take you to all the Disney Resorts:
Animal Kingdom, Magic Kingdom, Epcot, MGM Studios and the Disney water parks; Blizzard Beach and Typhoon Lagoon.

Sea World, Universal Studios, Islands of Adventure and Wet 'n' Wild are five minutes further up the Interstate 4. Due to our location to the West of Orlando, Busch Gardens is under an hour away and the Gulf Coast easily accessible for a day on the beach.

Airports:
You can access our villa from either Sanford Airport, Orlando International Airport or Tampa International Airport. All airports are linked to Interstate 4 Highway for quick and easy access.

Shopping:
There is a Wal-Mart at the entrance of the community which provides any thing you wish to buy including English newspapers. Also at the entrance area there are various fast food outlets including McDonalds, Burger King, Taco Bell, Pizza Hut, KFC and Chinese takeaway. Restaurants are also available including a very good fish restaurant called Fish Tails and a Rib and Steak House. The advantage of all these facilities is that whatever your needs, it is catered for on the doorstep without any long journeys. A petrol station is also situated at Wal-Mart together with Blockbuster Video rental shop.
